It was a busy holiday, but it was a good holiday for America! Happy birthday America. We had family in town, and we got in a little golf and some work. It's warm in the Keweenaw, but it's shaping up to be a beautiful summer. This morning I was greeted early by a call from the office saying they could not connect to the internet--that makes for a long day when it;s not an easy fix. I ended up replacing our router, and everyone is smiling again. I spoke with a couple different buyers looking at waterfront today---that;s a good thing.

It took some extraordinary effort, but we got my listing in Laurium closed today. The buyer had signed early in the day and closing docs were still coming in after lunch. But, it's closed and everyone is happy. State Wide of Houghton is sponsoring the downtown music series this summer, and the first concert was tonight. Plan to come down on a nice Thursday evening and check out the music on Huron Street next to the office. Wells Fargo is the other cosponsor. I also spoke with several sellers today, updating them on recent showings or discussing the prospects of there listing selling this summer.

It was a rainy day off and on today. I got a call early that a closing for next week was being moved up to tomorrow. So, I scrambled to get a deed finished and emailed to the sellers, as well as the related closing documents from the title company. I was able to talk with all three sellers and get them their documents for review and signatures, and they were in overnights back to me by 4 pm. So, I should be able to combine the documents tomorrow and bring them to the closing. Congrats to K & B. I also finished up a new storefront street sign for State Wide. In my shop I welded together a framework of #4 rebar and used a reflective sign wrapped in 70 year old barn boards that my grandfather originally used on a shed at the Farm. We took the shed down last year. At 6:30 Kathy and I loaded up the truck and drove to the office to install it (of course it was raining pretty hard then). I think it looks good for a version 1.0 sign. Give it a driveby and let me know what you think. So, another closing Thursday and at least one for Jan on Friday.

Happy summer to you and yours! It was beautiful this weekend at Bridgefest. We enjoyed listening to a few bands on Saturday evening and catching up with friends over music in the big tent. In the last couple days we spent a night in Marquette and visited all the home centers there. There are lots of good deals out there if you shop for them. This morning I worked on paperwork for a couple homes that I am closing this week, so it was a good day. We had a few new listings at the end of last week, and at least one has an over listing price offer all ready. Congrats to Victoria. I have a few showings on my listings this week, so I'm hopeful for some more action. And, we balanced the trust account this afternoon and it was correct. So, we're doing well in 2010 and we expect the start of summer will bring more deals.

The brochure is emailed in to the publisher. Every one of our office's listings will have a picture and text description, I decided to complete the brochure in house, then compare our current version to the last published brochure, and then send the changes to the publisher. It's done. I also took a few buyer inquires today, all on vacant land. It is clear buyers are interested in land again. I also worked on getting closing documents out to a buyer for a closing on Tuesday. And, we had three closings in the office as well, so there was quite a bit of paperwork, checks, and deposits to process. Again, a very good day. Tomorrow is Friday and the start of Bridgefest, so we expect to be busy this weekend.

Hello from desktop publishing central! The Keweenaw MLS brochure is going to print tomorrow, so I spent the better part of today editing our 16 pages. In the end, I have to decide if 1) I just copy and paste 246 paragraphs of text into an email and attach 246 property photos to the same email, and send it in; or, 2) do I update our in-house brochure, compare it to the last brochure published and send an email with all the changes, updates, and new photos? The latter is like a real world version of where's Waldo. Anyway, it needs to get done tomorrow and I'll be hunkered down on the PC for the better part of Thursday. I did show a condo in Canal Crossings at the Bridge this afternoon (it would really work well for the client), and also address questions from a buyer on several of the private lakes that we have listed. We had three closings today, so I processed that paperwork as well. All in all, a pretty good day. Keep the inquiries coming as we have a lot of good property to sell. It's close to summer! Bring on the heat. I've been running, literally, all spring. My wife, Kathy, and I ran the Green Bay half marathon as well as a local 5 mile race here in Stanton Township this month. So, we've been spending time out running. It has been very rewarding, and I'm looking forward to running a few more races this summer. Kathy is done with school, so she's busy helping around the office when she can and just enjoying her summer. We've also been working around the house, mainly outside. We transplanted about 150 red pine trees this spring. That work goes pretty quickly with a Bobcat skid steer and tree spade, but you still end up pretty tired at the end of the day. I've got a bunch of good quality listings, and it has been busy this spring in real estate. I processed three deposits and three closings yesterday, with several more closings scheduled for later this week. Well, welcome to 2010! Last year was a great year for real estate in the Keweenaw. We almost matched 2008 sales for the office and myself personally, so we are thankful for all of our great customers. And, it seems as though 2010 is starting very well. We've already written a number of accepted offers in the last couple of weeks. I just listed a 10 acre parcel across the road from Sandy Lake in Twin Lakes, so activity is picking up. Hello. It's Daytona 500 day, and it's snowing pretty hard; it's supposed to snow until tomorrow afternoon, so we could get another foot of snow. That snow would be on top of the 200" or so that we've already received this winter in the Keweenaw. But, while it may be cold outside, our sales are certainly very hot. We have a sizable amount of deals accepted and scdeduled to close int he next 30 days. So, if you are discouraged about subprime lending problems and discussions about a recession, we are not having those problems here. Come on up and let me show you around our pristine wilderness. Between the four countries here in Upper MI, namely Houghton, Keweenaw, Baraga, and Ontonagon, I can find you a great piece of land or the perfect home. It's a buyer's market as there is more real estate for sale than there are buyers around, but it's still busy. Real estate is selling locally, and bargains are to be had if you are buying. Check out the prime building parcels on Lake Superior, the interior 40s and larger parcels that offer great hunting and solitude, or check out the wonderful homes in all price ranges that we have listed.
